Market Update on Grass Valley Homes for Sale (updated August 4, 2022):
As of this update, there are 183 single family homes for sale in Grass Valley. We saw 67 new listings come on the market in July while 42 homes for sale went pending (down from 81 in June) and 54 sold. The median days on market was 24, up from 9 the month before, and median sell price was $589k.
This is the fifth month in a row that we had more supply then demand! Interest rates have risen substantially and we are seeing the market react here.
A note for buyers: It is especially important to have your proof of funds and preapproval from a lender ready to go! This is absolutely the first step in the buying process, now more than ever. Buyers who have everything ready to go will be in a position to view property and make offers the moment something comes on that suits their needs. Multiple offer situations are common now in the first few days of market time for homes for sale that are priced right. Waiting a few days to see or offer on a property these days means that someone else will snap it up.
